Missouri Tri-County Investing Club -- Speaking Event

All of the women out there that flip houses (or want to flip houses) and want to know what other women do in investment real estate, like buying houses, handling contractors, and selling houses, you are in luck!  February 6th at Tri-County REIA, Mary Ann and Jeremy Vlasich with Mary Ann Buys Houses will be speaking about “Rehabbing for profit, not ego”.

I know.  You may be thinking that you have been to other rehab workshops or seen other people speak about rehabbing in the past.  Or, you are sick of getting SOLD on expensive coaching or a bootcamp.  However, this is different for a couple of reasons…

First, Mary Ann will be presenting the female perspective on rehabbing.  She will be discussing how she manages rehabs, buys houses, contractors, and sells houses.  She successfully works really well with contractors on rehabs, too.

Also, Mary Ann and Jeremy have personally rehabbed hundreds of houses.  For the past two years, the average net profit on each rehab is just under $40,000.  And, Jeremy will explain how he bought a house in 2019, spent $110,000 on the rehab, and sold the house in exactly 90 days from start to finish (Yes. Bought the house, rehabbed with permits and occupancy inspection, and sold the house to an end buyer from the MLS within 90 days).  Not to mention this was just under a 6 figure pay day…

Finally, Jeremy will be discussing easy ways to make a quick decision to move forward with an offer.  Jeremy typically buys houses on the first appointment where other competitors take days or weeks to get their offer to the seller.  You will get direct access to formulas and short cuts so that you too can make a decision to buy a house in 5 minutes or less…

Maybe you have a few questions.
That’s okay; most people do. So here’s a quick collection of some of the questions people ask us… along with our answers. If you still have a question, don’t hesitate to contact us and we’ll be happy to answer it for you on email, text or by phone. 


Q:  Will you be listing my house on the MLS or actually buying it?
A:  We are professional home buyers:  We buy houses that meet our purchasing criteria.  From there we may repair the house and resell it to another home owner or keep it as a rental ourselves.  However, if you have an option to list your house and this aligns with your goals, we can have someone from our listing department serve you, as well.

Q:  Do you pay fair prices for properties?
A:  Many of the houses we purchase are below market value (we do this so we can resell it at a profit to another home owner).  We are looking to get a fair discount on a property.  However, in our experience, many sellers aren’t necessarily expecting a large “windfall” on the property but rather appreciate that we can offer cash, we close very quickly (no waiting for financing), and no time or effort or expense is required on your part of fix up the property or pay agent commissions/fees.  If that’s what you’re looking for and you see the value in getting your house sold fast, let’s see if we can come to a fair win-win price.  And, the good news is that you will have an offer and details of all of your options so that you can make the best decision for you and your family!

Q:  How do you determine the price to offer on my house?A:  Great question, and we’re an open book: Our process is very straightforward.  We look at the location of the property, what repairs are needed, the current condition of the property, and values of comparable houses that sold in the area recently.  As you know, house values continually change. We take many pieces of information into consideration and come up with a fair price that works for us and works for you too.

Q:  Are there any fees or commissions to work with you?
A: This is what makes us stand out from the traditional method of selling your house: There are NO fees or commissions when you sell your house us.  We’ll make you an offer, and if it’s a fit then we’ll buy your house (and we’ll pay for the seller title closing costs, as well!).  No hassle.  No fees.  No appraisals.  No financing.  No contingencies.  We make our money after we pay for repairs on the house (if any) and sell it for a profit (we’re taking all of the risk here on whether we can sell it for a profit or not, once we buy the house from you, the responsibility is ours and you walk away without the burden of the property and any payments).

Q:  How are you different from a real estate agent?
A: Real estate agents list properties and hope that someone will buy them.  The agent shows the properties to prospective buyers if there are any (the average time to sell a property in many markets right now is 2-6 months) and then take a percentage of the sale price if they find a buyer.  Oftentimes, the agent’s commission is 6% to 8% of the sale price of your house (so if it’s a $100,000 house, you’ll pay between $6,000 to $8,000 in commissions to an agent).  Agents provide a great service for those that have time and can do any needed repairs and updates to the property. Here is where we’re different: We’re not asking to list your house on the MLS, we’re home buyers.  Our company actually buys houses.  Since we’re actually the one buying the house from you and we pay with cash, we can make an immediate decision to buy your house.  Again, we make our living by taking the risk to buy the house with our own cash, repair the house, and market it ourselves to find a buyer.

Q:  Is there any obligation when I submit my info?
A: There is absolutely zero obligation for you.  We will evaluate all of information about your property.  Then, we will give you multiple options.   From there, it’s 100% your decision on whether or not you’d like to sell your house to us.  This must be a Win-Win for both of us.
